1. To whom they apply
These terms apply to individuals and organizations that offer spaces for short stays through KORU Room (“Hosts”) and to the members of their team who use the Host dashboard.
The business relationship is governed by the Host Agreement, which the Host signs electronically. These terms summarize how KORU Room is used. In the event of any inconsistency between the two, the Host Agreement shall prevail.
KORU Room and KORU Rent are separate services, each with its own agreement. The Host Agreement governs accommodation. The Provider Agreement governs vehicle rentals. Neither prevails over the other or applies to the other’s service. If you offer both services, you sign both agreements and each applies only to its own service.
The document “Space Safety and Use of Cameras” and the Stay Cancellation Policy also form part of these terms.
In these terms, “Guest” means the person who books a stay, “Space” means the accommodation you list, and “Stay” means each confirmed booking.
2. Who operates the Platform
KORU is a brand operated by KORU HOLDING, S.A.S. (RFC KHO261001F90), with address at Marie Curie 303, interior C13, Reforma y Ferrocarriles Nacionales, Toluca de Lerdo, Estado de México, C.P. 50070. Contact: legal@korurent.com · +52 55 4443 2191.
KORU operates the website korurent.com and its subdomains (the “Platform”). In KORU Room, KORU acts as an intermediary: it lists the Spaces, collects payment from Guests on the Host’s behalf and manages bookings. The accommodation service is provided by the Host, who is responsible for the Space and for what it advertises.
3. Requirements and registration
To be a Host you need to:
- Have an organization registered on KORU, with its registration approved and the Room service enabled.
- Hold a valid official Mexican ID (INE) and be of legal age. If you act on behalf of a company, you must be its legal representative and have sufficient powers.
- Have verified your identity with your INE and a liveness check, through Didit, with your express consent.
- Have confirmed your phone number and email address.
- Have your tax details up to date (RFC, tax regime and Constancia de Situación Fiscal, the tax status certificate) and a bank account (CLABE) in your name or, if you act for a company, in the company’s name.
- Sign the Host Agreement with KORU HOLDING, S.A.S. Without signing it you cannot access the operational dashboard. You do not need to have signed the vehicle Provider Agreement.
You accept these terms when you enable KORU Room, and KORU records the version you accepted.
4. Creating, reviewing and publishing spaces
- You create each Space with its type of place (house, apartment, cabin, hotel, villa or hostel), its type of space (entire place, private room or shared room), its capacity (up to 50 guests), bedrooms, beds and bathrooms.
- You enter the exact address, which is private and is shared only with the Guest who has a confirmed Stay. The listing shows an approximate location.
- You set the base nightly price, the weekend price, the rates for specific nights, the cleaning fee and the discounts (new listing, weekly and monthly, from 0 to 90%).
- You also set the minimum and maximum stay, the check-in time (15:00 unless you indicate otherwise) and the check-out time (11:00 unless you indicate otherwise). If your Space is a hotel, a hostel or another lodging establishment, check-in may not be later than 15:00 and check-out may not be earlier than 11:00, and the Guest has a 60-minute grace period at check-out (NOM-010-TUR-2001). You also set the advance notice (from 0 to 7 days) and how far ahead you accept bookings (3, 6 or 12 months).
- You choose one of the three cancellation policies: flexible, moderate or strict.
- Each Space goes through KORU’s review before it is published. Its statuses are: draft, under review, published, paused or rejected. If KORU rejects it, it tells you the reason and you may correct it and resubmit it.
- KORU may pause or remove a listing that does not comply with these terms or that puts Guests at risk.
- The fact that KORU reviews and publishes a Space does not mean that it certifies its condition, its legality or its safety. That responsibility is yours.
5. Listing accuracy: photos, location, capacity, amenities
- Photographs must be real, recent and of the Space being offered. Stock images, images of other properties or images retouched in a misleading way are not allowed.
- The location, capacity, number of bedrooms, beds and bathrooms and the advertised amenities must match what the Guest will find.
- If something changes (construction work, an amenity that stops working, a closed pool), you must update the listing immediately and notify Guests with confirmed Stays.
- The price the Guest sees before paying is the total. You may not charge them fees that are not in the listing.
- If the Space does not materially match the listing, the Guest is entitled to the refund or relocation provided for in the Stay Cancellation Policy, and section 17 applies.
6. Instant and request bookings; acceptance and response rate
- You choose the booking mode for each Space: instant (the Stay is confirmed as soon as the Guest pays) or by request (you accept or decline).
- A request holds the dates for 24 hours. If you do not respond within that period, the request expires.
- A Stay goes through these statuses: requested, declined, pending payment, confirmed, in progress, completed, cancelled or expired.
- Bookings are made and paid only on the Platform.
- When the Stay is confirmed, the Guest receives a booking confirmation stating the rate, the type of space, the included amenities, the nights, the cancellation policy and charges, the booking code and the latest check-in time. What that confirmation states is what applies to that Stay, even if you later change the listing.
- Keep your calendar up to date. A confirmed Stay is a commitment: you must honor it.
- You may not decline requests on discriminatory grounds, such as origin, gender, age, disability, religion, sexual orientation or any other ground that undermines human dignity.
- KORU measures your acceptance rate and your response time. A low rate or late responses may reduce the visibility of your listings.
- Neither you nor the members of your team may book Spaces of your own organization.
7. Check-in, stay and check-out; instructions and access
- You write the check-in instructions. They are shown only to the Guest with a confirmed Stay.
- You must provide access to the Space at the agreed check-in time, clean and in the advertised condition.
- You, or a representative, must be reachable throughout the Stay to deal with problems.
- Check-in and check-out are recorded on the Platform.
- You may not enter the Space during the Stay without the Guest’s permission, except in an emergency.
- If the Guest cannot get in or the Space is not available for reasons attributable to you, it is treated as a cancellation by the Host (section 12).
- If the Guest does not show up and did not cancel, the listing’s cancellation policy applies as a late cancellation.
8. House rules and guest conduct
- You set the house rules: parties, smoking, pets, whether children are allowed, whether food and drinks may be brought in, the services provided by third parties for which you are not responsible, and your own notes. They must be in the listing before the Guest books; a rule that was not published cannot be enforced against them.
- The rules must be lawful, reasonable and non-discriminatory.
- The Guest must respect the rules, the maximum capacity and the neighbors.
- If a Guest commits a serious breach, report it to KORU through the Platform with evidence. You may not remove the Guest by force, retain their belongings or cut off their services. KORU reviews the case and, if appropriate, terminates the Stay.
9. Space safety, cameras and guest privacy
- When you create the Space, you declare what it has: smoke detector, carbon monoxide detector, fire extinguisher, first-aid kit and cameras. The declaration must be true and kept up to date.
- Cameras are always declared in the listing: none, outdoor or indoor. Indoor cameras are allowed only in common areas and in plain view. Never in bedrooms, bathrooms or sleeping areas, and never with audio recording.
- Hidden cameras are prohibited and are grounds for removal.
- The details are in the document “Space Safety and Use of Cameras”, which forms part of these terms.
10. Collections, commission and payouts
- KORU collects payment from Guests on your behalf, within the Platform. What is collected belongs to you, except for KORU’s commission and the withholdings required by law.
- KORU’s commission is 15%, VAT included, the same for all Hosts. It is calculated on the nights plus the cleaning fee.
- The commission in force at the time of booking is fixed for that Stay, even if the commission changes later.
- You receive: nights + cleaning − commission − withholdings required by law. For example: 4 nights at MXN 1,500 plus MXN 500 for cleaning add up to MXN 6,500; KORU’s commission is MXN 975 and you receive MXN 5,525, less the withholdings in section 11.
- Payouts are made to your bank account through Stripe. Payouts are released 5 business days after the Guest’s arrival (check-in). A new Host’s first payout is released 7 calendar days later, for verification.
- KORU may withhold the payout for a Stay while there is an open incident, claim or dispute concerning it.
- If you change your CLABE or your tax details, your payouts are suspended until KORU reviews and approves the change.
- You may not charge the Guest any part of the Stay outside the Platform.
- KORU Room operates without a security deposit. Instead, KORU verifies the identity of each Guest, and the Guest agrees when booking that proven damage they cause will be charged to their payment method (section 13).
- If you still wish to request a deposit, you must enable it and set its amount in the listing. The Guest sees it before paying; a deposit that was not advertised cannot be charged. When you enable it, the Platform warns you that most guests are uncomfortable with deposits and that requesting one may reduce your bookings. KORU places a hold for the deposit on the Guest’s card and releases it after check-out if there is no claim within the period in section 13.
11. Tax obligations (ISR, VAT and state lodging tax)
- KORU withholds the ISR (income tax) and VAT applicable to the income you earn through the Platform, in accordance with the Ley del Impuesto sobre la Renta (Mexican Income Tax Law) and the Ley del Impuesto al Valor Agregado (Mexican Value Added Tax Law), and provides the SAT (Mexican Tax Administration Service) with the information required by law, including the address of the property.
- The rates are those set by the law in force on the date of each payout. If you do not provide your RFC, the higher rates provided for by law apply. The Host Agreement states the rates in force when it is signed.
- KORU issues you the CFDI (electronic tax receipt) for its commission and the withholding CFDI.
- Accommodation is also subject to a state tax, whose rate and rules vary from state to state. It is added to the price, charged to the Guest and does not form part of your income or of the commission base. KORU lists Spaces only in states where it is already able to collect and remit it. KORU shows it itemized to the Guest, collects it and remits it when the state law requires the platform to do so. In the other states, you are responsible for passing it on and remitting it.
- You are responsible for your other federal, state and municipal tax obligations. KORU does not provide you with tax advice.
12. Cancellations by the host and by the guest
If the Guest cancels:
- The policy you chose for that listing applies. Flexible: full refund up to 1 day before check-in. Moderate: full refund up to 5 days before. Strict: 50% refund up to 7 days before.
- The applicable policy is the one in the listing at the time of booking. A later change does not affect Stays already confirmed.
- You receive what the Guest does not get back, less KORU’s commission, in the normal payout cycle. The commission is charged only on what you receive.
- The cleaning fee is refunded to the Guest whenever the Stay has not started.
If you cancel:
- The Guest receives a full refund of what they paid, and KORU may offer them another Space.
- You receive no payout for that Stay and section 17 applies. KORU may charge you the reasonable cost of relocating the Guest and block those dates in your calendar.
- There is no consequence if you cancel due to a proven force majeure event or a serious breach by the Guest reported to KORU.
The details for the Guest are in the Stay Cancellation Policy.
13. Damage, claims and insurance (KORU is not an insurer)
- KORU is not an insurer and does not guarantee payment for damage. We recommend that you have your own insurance covering the use of the property for accommodation.
- If your Space is a hotel, a hostel or another lodging establishment, you must have the civil liability insurance required by NOM-07-TUR-2002 and inform Guests of it.
- If KORU offers coverage for Stays through a partner insurer, its coverage, exclusions and deductibles will be those of the policy, available in your dashboard.
- If a Guest causes damage, report it on the Platform within 24 hours after check-out and before the next Guest’s check-in, with photographs and, where applicable, an invoice or quote. After that period the claim is not admissible.
- The Guest has 48 hours from notification to respond. If they do not respond, the damage is not deemed accepted: KORU reviews both parties’ evidence, decides and keeps a written record of its decision and its reasons.
- A claim whose evidence cannot be verified is not admissible. Normal wear and tear is not damage.
- If the claim is upheld, KORU charges the damage to the Guest’s payment method, which they authorized when booking, and first to the deposit if the listing required one. KORU does not advance or cover with its own funds what cannot be charged to the Guest.
- You are liable for damage the Space causes to the Guest due to lack of maintenance, lack of safety or inaccuracy of the listing.
14. Permits, licenses and condominium or land-use regulations
You represent that, and are responsible for:
- Being the owner of the property or having written authorization from the owner or the landlord to offer it for short stays.
- Complying with the condominium or residential development regulations, if any.
- Holding the permits, licenses, notices and registrations required by the authorities of your state and municipality, including those relating to land use, civil protection and tourism.
- If the local authority requires a host registration or folio number, such as the Mexico City Host Register (Padrón de Anfitriones de la Ciudad de México), providing it to KORU. KORU displays it in the listing and does not publish the Space without it.
KORU may ask you for these documents at any time and pause the listing until you provide them. KORU provides the authorities with the information the law requires it to report.
15. Guest data
- You receive from the Guest only what is necessary for the Stay: name, dates, number of guests and messages. You never receive their ID or their verification photograph.
- You may not use that data for other purposes, must keep it confidential and must delete it when it is no longer necessary.
- You may not ask the Guest for copies of their ID or for payment details. If an authority requires you to keep a guest register, ask only for what that regulation specifies and notify KORU.
- Images from declared cameras may be used only for the security of the property. They may not be published or shared, except with an authority.
16. Content and brand
You authorize us to display the photographs, descriptions and reviews of your Spaces on the Platform and in KORU’s promotion. You warrant that you have the right to use them and that they do not show people without their permission. You may not use the KORU brand without written authorization.
17. Breaches and consequences
When a Host breaches these terms or the Host Agreement, KORU applies graduated consequences, from least to most severe:
- Warning: you are notified of the breach and how to correct it.
- Fixed charge: an amount in pesos that increases if the breach is repeated.
- Cancellation of the claim and recovery of amounts paid: if the breach affects a claim, the claim is cancelled and KORU recovers anything already paid on it.
- Deduction from future payouts: charges and any amounts to be recovered are deducted from your subsequent payouts.
- Suspension of one or more listings or of the account.
- Removal: termination of the Host Agreement.

Rules:
- You are notified of each breach, stating the rule breached, the evidence and a period of 5 business days to respond. KORU decides after reviewing your response, or when the period expires, and the decision is recorded with its reasons.
- Where there is a risk to the safety or privacy of Guests, KORU may pause the listing immediately, before receiving your response.
- Repetitions are counted within a 12-month period.
- Charges are proportionate to the breach. In accordance with article 1843 of the Código Civil Federal (Mexican Federal Civil Code), no penalty exceeds the value of the principal obligation breached, such as the amount of the related Stay or claim.
- These consequences do not limit the rights of Guests or any legal action that may be appropriate.
18. Term, suspension and removal
- The Host Agreement is for an indefinite term. You or KORU may terminate it with 15 calendar days’ notice; confirmed Stays must be honored.
- You may pause your listings whenever you wish. Pausing does not cancel confirmed Stays.
- KORU may suspend your account immediately if you provide false information, commit fraud, put Guests at risk or commit a serious or repeated breach.
- Terminating the Host Agreement does not terminate your vehicle Provider Agreement, and vice versa. The exception is removal for fraud, false information or risk to users: in that case KORU may close the entire account.
- Removal is completed when there are no Stays in progress, pending payouts or open claims.
19. Governing law and disputes
The Código de Comercio (Mexican Commercial Code) and Mexican federal laws apply. Before going to court, the parties will attempt to resolve the dispute through negotiation for 30 days and, where appropriate, through mediation. If it is not resolved, they submit to the competent courts of Toluca de Lerdo, Estado de México.
20. Changes to these terms
KORU will notify you of any change to these terms through the Platform and by email at least 15 calendar days in advance, in the same way as changes to the Host Agreement. Changes never affect Stays already confirmed. If a new version requires your acceptance, we will ask for it in your dashboard; until you accept it, you will not be able to create or publish Spaces. If you do not agree, you may terminate the Host Agreement without penalty before the change takes effect.
KORU Room is not yet open to the public. These terms are published before launch and may change with the same 15 calendar days’ notice.
