1. To whom it applies

This document applies to all spaces listed on KORU Room and forms part of the Terms for Hosts. It sets the minimum that KORU requires. If the civil protection regulations of your state or municipality require more, you must comply with them.

You are responsible for the safety of the space. KORU reviews listings, but does not inspect properties or certify their safety.

2. Minimum standards

Every space must have:

  • A working smoke detector, at least one per floor and near the bedrooms.
  • A working carbon monoxide detector, if the space has gas, a water heater, a fireplace, a stove or other combustion equipment.
  • A fire extinguisher within its service date, visible and easy to reach, near the kitchen.
  • A stocked first-aid kit.
  • Clear exits: doors, hallways and stairs free of obstacles, and able to be opened from the inside without a key.
  • Emergency information on display: the 911 number, the exact address of the space, a phone number for the Host or their representative, the location of the fire extinguisher, the first-aid kit and the gas, water and electricity shut-off valves, and the exit route.

In addition:

  • Gas and electrical installations must be in good condition.
  • Pools, terraces, balconies, stairs and other hazardous areas must be described in the listing.
  • The space must be clean at each check-in.

3. Your safety declaration

When you create the space, you declare whether it has a smoke detector, a carbon monoxide detector, a fire extinguisher, a first-aid kit and cameras. Guests see that declaration in the listing.

  • The declaration must be true.
  • If a piece of equipment stops working, repair it before the next check-in or update the listing and notify guests with confirmed stays.
  • KORU may ask you for photographs or documents proving what you declared.

4. Cameras

Cameras are allowed only for the security of the property and under these rules:

  • They are always declared in the listing, before the guest books: none, outdoor or indoor, and where they are located.
  • Never in bedrooms, bathrooms or sleeping areas. Nor in a common area where someone sleeps, such as a living room with a sofa bed.
  • Indoor cameras only in common areas and in plain view. Hidden or disguised cameras are prohibited.
  • No audio recording, either inside or outside.
  • Outdoor cameras must not point into the interior of the space or at areas where the guest expects privacy, such as an outdoor shower.
  • These rules also apply to cameras that are switched off or disconnected, and to video doorbells, baby monitors and any other device that captures images or sound.
  • In a private or shared room inside an occupied house, they apply equally to the areas the guest uses.

5. Use of images

A person’s image is personal data. You are responsible for the images your cameras capture.

  • Use them only for the security of the property.
  • Do not publish or share them, except with an authority that requires them or with KORU to resolve a claim.
  • Keep them only for as long as necessary and delete them afterwards.
  • Do not watch them live to monitor guests.

6. If a guest reports a problem

The guest may report through the Platform missing safety equipment, a hazard or a camera that breaches these rules. KORU asks you for your response and reviews both parties’ evidence.

If there is a risk to the guest’s safety or privacy, KORU acts immediately, before receiving your response.

7. What KORU does in the event of a breach

  • Pausing the listing until it is corrected and verified.
  • Refunding the guest the nights they do not use, or in full if they were unable to stay, and helping to relocate them. That refund and the reasonable cost of relocation are borne by the Host.
  • The breaches and consequences of section 17 of the Terms for Hosts: warning, fixed charge, suspension or removal, depending on the breach and whether it is repeated.
  • A hidden camera, a camera in a bedroom, bathroom or sleeping area, or audio recording result in a full refund to the guest, immediate suspension of the account and removal.
  • KORU may notify the authorities when the facts may constitute a crime.
